One launch offer
Parcel's standard listing fee is the greater of 1.5% of the final sale price or $5,000. Compensation is negotiable and not set by law.

$250 commitment fee at engagement
Credited dollar-for-dollar against Parcel's fee when you close with Parcel. The closing balance is never below zero.
Buyer-agent compensation is separate from Parcel's fee. Whether to offer it and the amount are seller decisions requiring the applicable written disclosure and approval.
Digital-first, broker-supervised
Your dashboard and Parcel operations are the routine workflow layer. A licensed broker supervises brokerage activity and reviews defined high-risk decisions and exceptions.

Broker review
Flag time-sensitive active-transaction issues in the dashboard so operations can prioritize the handoff. Broker involvement occurs through required review or scheduled escalation, not an always-on personal support channel. Send routine requests through your dashboard or the communication channel confirmed by Parcel. Time-sensitive active-transaction issues are prioritized and escalated to the supervising broker when required.
If a seller does not close with Parcel, the commitment fee is not refunded or credited elsewhere, subject to the governing agreement. Parcel will provide the agreement for review before any commitment payment. Paid onboarding is not yet available.
Founding seller application
We currently consider Dallas–Fort Worth single-family homes sold by their legal owners, with no tenants or existing representation. A person reviews every application. Parcel does not use AI to auto-reject applicants, and no payment is taken here.
