What Parcel is (and isn't)

Parcel is a platform that provides pricing analysis tools, marketing services, and transaction guidance to help Texas homeowners sell their homes.

Parcel is not a law firm, a licensed appraiser, or a financial advisor. Everything on this platform — including pricing analysis, market data, and any guidance provided — is for informational purposes only. It is general guidance, not legal or financial advice.

Pricing analysis is informational, not an appraisal

The pricing analysis and comparable sales data provided by Parcel are tools to help you make informed decisions. They are not a licensed appraisal and should not be treated as one. Actual market value depends on many factors and can only be determined by a licensed appraiser or through an actual sale. Parcel makes no guarantee that your home will sell at any particular price.

Consult licensed professionals for legal questions

Real estate transactions involve legal and financial decisions that can have significant consequences. We strongly encourage you to consult with a licensed real estate attorney, CPA, or other qualified professional for any legal, tax, or financial questions related to your transaction. Parcel's guidance does not substitute for professional legal or financial advice.

Your responsibilities

• You must be at least 18 years old to use Parcel
• You are responsible for the accuracy of the information you provide about your property
• You agree not to use the platform for any unlawful purpose
• You are responsible for maintaining the security of your account credentials

Payments and fees

Parcel charges flat fees for its services as described on our pricing page. Fees are processed through Stripe. By providing payment information, you authorize us to charge the applicable fees. All fees are in US dollars. Refund eligibility depends on the service tier and is described at the time of purchase.

Limitation of liability

Parcel provides its platform and services "as is." To the fullest extent permitted by law:

• We are not liable for any decisions you make based on information provided through the platform
• We are not responsible for outcomes of your real estate transaction, including sale price, time on market, or failure to sell
• Our total liability to you for any claim arising from use of the platform is limited to the fees you paid to Parcel in the 12 months preceding the claim
• We are not liable for indirect, incidental, or consequential damages of any kind

Intellectual property

The Parcel platform, including its design, software, and content, is owned by Sell With Parcel. You may not copy, reproduce, or distribute any part of the platform without our written permission. Content you upload (like property photos or descriptions) remains yours — you grant us a license to use it to provide our services.

Changes to these terms

We may update these terms from time to time. If we make material changes, we'll notify you by email before they take effect. Continued use of the platform after changes means you accept the updated terms.

Governing law

These terms are governed by the laws of the State of Texas. Any disputes will be resolved in the courts of Travis County, Texas.
